Singapore’s Residential Market Sees Continued Growth

The real estate landscape in Singapore has witnessed a notable surge in residential property prices, marking a sustained positive trend. In the first quarter of 2026, this growth continued for the sixth consecutive quarter, driven primarily by the non-landed housing segment.

According to recent analyses, overall residential prices rose by 0.9% on a quarter-on-quarter basis. This figure represents an increase from the previous quarter’s growth of 0.6%, indicating robust momentum within the market. The significant rebound in non-landed home prices was particularly noteworthy, as they increased by 1.3%, recovering from a slight decline seen at the end of 2025.

In contrast to this upward trend, landed home prices experienced a downturn of 0.4%. This decline followed an impressive four quarters of consistent growth. Such fluctuations highlight the varying dynamics between different property segments within Singapore’s residential market.

Yearly Overview and Segment Performance

Looking at annual trends, overall residential prices saw an increase of 3.4%. Interestingly, landed homes outperformed their non-landed counterparts with a remarkable growth rate of 6.7%, while non-landed properties recorded a more modest rise of 2.6% over the same period.

Among sub-markets focusing on non-landed homes, distinct performance patterns emerged. The Outside Central Region (OCR) notably led with quarterly gains reaching 2.2%, continuing its positive trajectory for six consecutive quarters. This surge can be partially attributed to strong sales from projects such as Pinery Residences, contributing significantly to demand in that area.

Core Central and Rest of Central Regions

The Rest of Central Region (RCR) also showed promise with an increase of 0.8%, while the Core Central Region (CCR) rebounded slightly by 0.6% after experiencing a decline previously.

Over the year, however, price appreciation across various regions moderated somewhat—excluding OCR where it accelerated from previous rates to reach approximately 5.2%. Conversely, CCR saw its annual growth ease to around 1.7%, and RCR fell further behind with only a minor increase of about 0.7%.

Luxury Segment Trends

A continuous upward trend is observed in the luxury residential sector as well. Prices for luxury non-landed private residences climbed by approximately 0.2% on a quarterly basis, settling at S$2,644 per square foot for Q1 of 2026. Year-over-year comparisons reveal that luxury home prices have risen by about 1.2%, extending their growth streak into five consecutive quarters; however, this pace has slowed compared to late last year.

Market Implications

The current environment indicates resilient demand for properties despite certain variances among segments and locations within Singapore’s residential market landscape. Investors and potential homeowners should closely monitor these trends to make informed decisions when considering real estate investments or purchases.
