CapitaLand Reduces Workforce Amidst Market Challenges
The recent developments within CapitaLand Investment Ltd highlight the significant challenges facing the real estate sector, particularly in China. As a prominent asset manager based in Singapore, CapitaLand is navigating a complex landscape marked by a persistent downturn in the Chinese property market.
In an announcement reflecting on its operational adjustments, the company disclosed a reduction of approximately 10% of its workforce in China, translating to about 365 positions eliminated. This strategic move indicates how deeply the current market conditions are affecting even major players in the industry.
As per their latest global sustainability report, CapitaLand’s total employee count diminished to 9,542 in 2025 from 10,158 the previous year. This drop represents the first decline since 2022 and underscores the shifts occurring within their workforce dynamics.
China has historically been a critical market for CapitaLand, hosting the largest share of its employees. However, this share has now decreased to 33%, down from 35% just one year prior. Such changes reflect not only internal restructuring but also external pressures impacting operations across various sectors including retail and office spaces.
Interestingly, while China saw a notable reduction in staff numbers, the firm’s headquarters in Singapore also experienced a decrease in personnel – yet its proportional representation within global employment remained steady at 24%. In contrast, India showed promising growth with an increase in its staffing proportion from 5% to 6%, highlighting CapitaLand’s focus on expansion strategies in emerging markets.
The firm reported substantial financial challenges as well; specifically, it recorded a fair value loss of S$545 million (approximately US$427 million) associated with its assets in China over the past year. The rental market continues to be under pressure across various property types including business parks and shopping centers.
To mitigate these adversities, CapitaLand is implementing what it describes as a “China-for-China” strategy aimed at strengthening local investor relations and promoting domestic real estate investment trusts (REITs). This approach is part of a broader strategy given that nearly S$23 billion out of S$50 billion managed under private funds are allocated within China.
Furthermore, there has been an uptick in turnover rates within CapitaLand; last year saw an increase to 24%, up from 21% previously. Despite this rise, management emphasized that no extensive layoffs have taken place. The firm remains proactive amidst these challenges as they explore potential merger discussions with Mapletree Investments Pte., another property entity owned by Temasek Holdings Pte., indicating efforts towards consolidation possibly involving their Chinese assets.
This evolving narrative surrounding CapitaLand serves as a case study for stakeholders invested in real estate dynamics across Asia’s largest economy. It offers insights into how companies adapt to shifting economic landscapes while strategizing for long-term resilience amidst adversity.
